Tips on How to Increase the Value of Your Home

A seller may be able to boost the value of their home by an additional 12%, with just a few smart repairs.

You don’t have to spend lots of money to increase the value of your home. Below are some simple and inexpensive fixes to appeal to more buyers and possibly help sell for more $!

1. Declutter
Possible return:  Up to 5%
Depersonalize your home and declutter as much as possible.
2. Kitchen
Possible return: Up to 7%

The kitchen is one of the most important rooms to have in top shape before selling. Focus on minor repairs that center around function of your kitchen first such as loose drawer pulls, leaky taps, crooked doors, burnt out light fixtures.  Next, if needed, small updates like paint, new cabinet hardware and updating light fixtures.
3. Bathroom
Possible return: Up to 3%

Clean-up all bathrooms, including scouring grout, caulking tubs and sink, adding new light fixtures to brighten up the space, cleaning baseboards and updating the mirror can really make a big impact.
A dirty, dated bathroom will distract potential buyers before an outdated faucet will.  A buyer wants to know you didn’t neglect the home and kept it in top shape as the current owner.

4. Paint
Possible return: Up to 3%

It’s amazing the impact of a freshly painted and clean room does to the overall first impression of your home, by a potential home buyer. You likely do not need to paint the entire house, just selectively choose rooms where neutralizing the colour from a bright tone, to something more subdued such as beige, taupe, grey, off-white.
It will help buyers focus on the home’s features more than the distracting colour or dirty walls.

5. Outside
Possible return: Up to 5%

Basic exterior maintenance such as mowing the lawn, clearing snow from the entire driveway and walkway, trim shrubs, cleaning up garden beds of debris and dead leaves and giving the dront door a good cleaning can dramatically give more curb appeal.
For larger repairs, the roof is one of the more important areas of the home to have in good condition.
